Deep wall crack needs further evaluation

In this picture, you can see a diagonal wall crack stemming from a door frame. It’s hard to see in this picture, but the crack is quite wide and actually penetrates thru to the other side of the wall/door frame. The other side has been patched and has cracked again. If my buyer were buying this home, I would recommend having a structural engineer inspect this crack and the home for any sort of movement / more than allowable settling.

Foundation Repair – Something else worth examining more in a home you are buying

This picture shows what is most likely a foundation repair. The difference in the concrete indicates that a trench was dug up around the perimeter of the foundation to install a waterproofing system. Seeing this doesn’t necessarily mean you should exclude this home immediately, but it’s definitely something worth exploring more to make sure there aren’t any present foundation leaks or issues.
